Several ECs are in the pipelines for 2015 and Sol Acres EC is just one of them. Executive condominiums bridge the gap between HDB public housing and private housing but the decision to buy one or the other is not a given. Prices have narrowed and buyers should weigh the pros and cons because ECs come with a lot more terms and conditions.

Sol Acres EC is a large development of over 1300 units with floor plans ranging from 1 to 5 bedroom units. The price of any unit depends on size, level and facing as well as subsidies and discounts. Prior to purchase, the buyer should consult the HDB on their eligibility and available grants and also consult their banker on how much money they can loan for the purchase as a result of the TDSR or Total Debt Servicing Ratio. The Sol Acres location is convenient to several major expressways and also the the LRT/MRT system. The closest MRT at Choa Chu Kang is only 4 stops away by LRT. Schools are plentiful in CCK as well as nature based attractions such as the Singapore Zoo, Night Safari, Sungei Buloh Wetlands Reserve and the farm based attractions in Sungei Tengah.

Sol Acres EC is a good family choice especially for those working in the Jurong or Tuas areas and the northern part of Singapore.

The new integrated development in Yishun called Northpoint City and North Park Residences will garner a lot of interests due to the extensive and comprehensive range of amenities and the immediate access to the Yishun MRT station.


The History of Yishun


Yishun has come a long way from its days of being home to pepper and pineapple plantations and rustic villages. In the 1980's, 900 hectares of land was set aside to build the Yishun new town. A bus interchange was added in 1987. In 1996, the government started upgrading facilities in the town such as better hawker stalls, shopping areas and parking facilities. At about the same time, the Urban Redevelopment Authority (URA) announced land sales for low and medium-rise private housing. In 2007, the HDB picked Yishun as one of three towns to undergo rejuvenation via its ROH or Remaking Our Heartland plan. In the draft master plan of 2013, the URA announced that Yishun will be re-invigorated with an even wider range of amenities such as new malls, hawker centres and cycling paths.


The Big Picture


As part of the governments decentralization efforts, 4 regional centers are being developed. These are Jurong Lake District, Tampines, Woodlands and Seletar. Yishun is the gateway to the North Innovation Corridor which includes Woodlands Regional Centre, Sembawang, the future Seletar Regional Centre and the Punggol Innovation Cluster. There will be more jobs closer to home as it takes minutes to commute between Yishun and Woodlands. The Woodlands Regional Centre alone has 700,000 sqm of commercial space in the works and will be well served by the new Thomson Line and the North-South Expressway when these are completed. The latter will provide access to Yishun via Sembawang in the north and Lentor Ave in the south.

Clearly, some of these plans are being realised in the new integrated development that is coming up next to Northpoint Shopping Centre at the site of the previous bus interchange. This new development called Northpoint City and the residential section, North Park Residences is a very significant development and is destined to be the crown jewel of Yishun. For anyone looking for a home near the NUS area or for a place with a good pool of potential tenants, The Village may fit the bill. It is located in District 05, at 417-471 Pasir Panjang Road, opposite West Coast Park. This a new freehold development by Champsworth Development Pte Ltd, the developers of OKIO in District 12 and Gilstead Two in District 11. This Singapore property has been in the market for some time and a only few units are left but its a good mix of 2,3 and 4 bedroom units. Mixed developments or sometimes referred to as mixed use developments offer condo living but with retail and restaurants in the same location.
